How we put this together: We haven’t cleaned houses with these apps. This guide compares what each company publishes on its own pricing page (prices, plan limits and listed features) for one person cleaning alone. Use the free trials to check anything that decides it for you.
The short answer
- Often not yet. If you have a handful of regular clients, a calendar, a notes app or spreadsheet, and a payment tool are enough. Square Appointments’ free plan is $0 a month and lists an online booking site, appointment reminders and invoices. You pay card fees only when you take a payment.
- Software starts to pay off when you double-book, forget a recurring visit, spend evenings chasing payments, or plan to hire a helper (see section 2).
- If you do buy: at one user, ZenMaid Starter is the cheapest at $19/month, with a cap of 40 appointments a month. BookingKoala Starter starts at $27/month, Jobber Core is $29/month billed annually, and Housecall Pro Basic is $59/month billed annually.
1. When a calendar and a spreadsheet are enough
You can run a small solo route without special software if most of this is true:
- Your clients are mostly regulars on the same days, and you can see the week at a glance on one calendar.
- You get paid at the visit, or by sending a payment link or invoice that takes you a minute.
- Nobody else needs to see your schedule.
- New clients reach you by phone or text, not through a booking page.
A free tool can cover more than a spreadsheet does. Square’s free Appointments plan costs $0/month per location. It lists an online booking site, appointment reminders, unlimited calendars, and invoices (including recurring invoices). Its card fees are 2.6% + 15¢ in person, 3.3% + 30¢ online or through an invoice, and 1% for bank payments on invoices ($1 minimum). Cash and checks are free. Square’s page doesn’t mention cleaning, recurring home visits or client addresses, so test it with a real client before you rely on it.
ZenMaid’s own page pitches Starter at people who want to “ditch the paper and pen, Google Calendar, and Excel.” That tells you who it’s aimed at, not that you need it.
2. When software starts to pay off
These are our rules of thumb, not vendor claims:
- You keep double-booking or missing a recurring visit. A missed clean costs you that clean’s full price.
- You’re typing invoices and chasing payments at night. Invoicing and online payments are listed on most of the entry plans below.
- Clients want to book or pay online. A booking form brings in work while you’re cleaning.
- You’re about to hire a helper. That’s when per-user pricing starts to matter (see section 4).
- You’re near 40 visits a month. ZenMaid Starter stops there, about 10 a week.
A way to decide: divide the yearly price by what you charge for one clean. At $150 a clean, ZenMaid Starter’s $228 a year is about 1.5 cleans, and Housecall Pro Basic’s $708 is about 4.7 (our math, with an example price).
3. Prices at one user
Jobber is running a new-customer deal through October 30, 2026: Core is $21/month for the first 12 months on annual prepaid billing (standard $29). See the Jobber deal details in our cleaning guide.

4. Costs outside the plan price
- Hiring a helper. Jobber charges $29/month for each extra user. Housecall Pro Basic includes 1 user. Its page prints an extra-user price ($35/month) only on the top MAX plan, and we found none for Basic. BookingKoala counts each team member as a provider, and Starter covers 5. ZenMaid’s page has a price calculator that asks for your number of cleaners, so price a helper there before you hire.
- Card fees. On a $150 clean paid online, Jobber’s 2.9% + 30¢ is $4.65. Square Free’s online rate of 3.3% + 30¢ is $5.25 (our math). Housecall Pro says “as low as 2.59%” without a per-payment fee.
- Texts. ZenMaid’s prices don’t include SMS charges, and we couldn’t find its SMS price on the pricing page. BookingKoala lists SMS on Growing ($57/month).
- The 40-appointment cap. When you reach it on ZenMaid Starter, you can’t add more appointments that month without upgrading. Pro is $39/month.
5. Which way to go
Stay with a calendar and Square’s free plan if you have a steady, small client list and just want reminders and invoices. Cost: $0 a month, plus card fees.
Try ZenMaid Starter if you want something built for maid services at the lowest price, and you do under 40 visits a month.
Try BookingKoala Starter if you want a booking website and a team-ready tool, and you plan to add cleaners.
Try Jobber Core or Housecall Pro Basic if you also do other home services, like landscaping, and want one tool for all of it. Both cost more per year than the two cleaning-specific options.
Bottom line
You probably don’t need software while a calendar and an invoice tool keep up. When you start missing visits, chasing payments or hiring, ZenMaid Starter at $19/month is the lowest published entry price, and all four plans offer a free trial. Run one real week of cleans through it before you pay.

Try it before you pay
Most of these have a free trial or free plan. Put your real client list in during week one and see whether it saves you time before you pay for a year.
