Software for a Growing Cleaning Company with 6-10 Cleaners: ZenMaid, BookingKoala, Jobber and Housecall Pro

How we put this together: We haven’t run a cleaning company on these four tools. This guide compares what ZenMaid, BookingKoala, Jobber and Housecall Pro publish on their own pricing and help pages. The totals for 6, 8 and 10 cleaners are our math. Where a vendor’s page doesn’t say something, we say so. Use a free trial or demo to check anything that decides it for you.

Best for…

  • The lowest listed monthly price for 6 to 10 cleaners: BookingKoala Growing, at $57/month for up to 15 providers. It lists GPS clock in/out, but payroll and QuickBooks aren’t on its pricing page.
  • A maid-service tool that charges per person: ZenMaid Pro. With 8 cleaners and the owner, it works out to $151/month (our math). Pro lists payroll and cleaner GPS tracking. Its QuickBooks integration is marked “coming soon.”
  • QuickBooks sync and a broader tool for quotes and invoices: Jobber Connect. At 9 people, the 10-user plan is $229/month billed annually. Connect lists QuickBooks Online sync and time tracking.
  • Maximum tools and 8 users included: Housecall Pro MAX, $299/month annual for 8 users, plus $35/month for each additional user. At 9 people that is $334/month (our math).

These are price and listed-feature picks from the vendors’ pages, not a hands-on test.

The short answer

  • Past five cleaners, how a tool counts people matters more than the headline price. ZenMaid charges for each cleaner and office manager after the owner. Jobber and Housecall Pro sell bundles of users and charge extra beyond the bundle. BookingKoala counts providers, with 15 on Growing.
  • For 8 cleaners plus the owner (9 people), our math per month: BookingKoala Growing $57, ZenMaid Pro $151, Jobber Connect $229, Housecall Pro MAX $334. Annual billing for Jobber and Housecall Pro, month to month for the others.
  • Payroll, GPS clock-in and QuickBooks are listed differently on each page. The feature table below shows what each vendor’s own page says, including what it doesn’t say.
  • Card fees and texts are on top of all of these (see section 3).

Sources: ZenMaid pricing and its help article How Much Does ZenMaid Cost? (page dated June 4, 2026); BookingKoala pricing; Jobber pricing and our Jobber pricing guide; Housecall Pro pricing. All checked October 23, 2026. ZenMaid’s Starter plan ($19, +$4 per person) is capped at 40 appointments a month, so we left it out for a team this size. Housecall Pro’s Essentials plan lists 5 users included and no price for extra users, so we left it out as well.

2. What a growing team would pay each month

Our math. “Owner + cleaners” counts the owner as a user, which is how Jobber counts anyone who logs in. We assume Housecall Pro does the same, but its pricing page doesn’t define a user. We also assume every cleaner logs in. An office manager would be one more person on every tool except BookingKoala (within its 15 providers). Totals are before tax, card fees and text messages. Jobber is annual prepaid at the standard (not promo) price, and it uses the cheapest combination of a plan bundle plus $29 extra users. Housecall Pro is annual billing.

10 cleaners + owner$684$2,148$3,468$3,096$4,848
  • How we got Jobber: 7 people is the 5-user bundle ($149) plus 2 extra users at $29 = $207. 9 people is the 10-user bundle at $229, because 149 + 4 × 29 = $265 is more. 11 people is the 10-user bundle plus 1 extra user ($258), which is cheaper than the 15-user bundle ($299).
  • How we got Housecall Pro: MAX is $299 for 8 users, so 7 people cost $299. A 9th person adds $35 ($334) and an 11th brings it to 3 × $35 above the base ($404). On monthly billing the base is $329, so 9 people would be $364.
  • How we got ZenMaid: $39 + $14 × the number of cleaners (Pro), or $49 + $24 × cleaners (Pro Max). With 8 cleaners: 39 + 112 = $151. ZenMaid’s help article says annual plans are available on request; no price is published.
  • Jobber promo: the standard annual price above doesn’t include the limited-time deal that ends Oct 30, 2026 for new customers. See our Jobber pricing guide.

3. Payroll, GPS clock-in and QuickBooks: what each page lists

Where we say “listed from Connect up” or “from Essentials up,” that’s because Jobber’s and Housecall Pro’s pages build each plan as “all of the plan below, plus.” We read the lists, not the check-mark tables.

4. Card fees on top

  • Jobber: 2.9% + 30¢ for online card payments, 2.7% + 30¢ for Tap to Pay, 1% for bank (ACH) payments.
  • Housecall Pro: card processing “as low as 2.59%” and a 1% fee for bank payments, which its ACH FAQ says may vary by plan.
  • ZenMaid: payments go through Stripe or Square. You pay those processors’ own rates, which ZenMaid doesn’t publish.
  • BookingKoala: lets you charge and refund cards in the account. Its pricing page doesn’t list a processing rate, so ask.

We have a separate worked example in our card versus ACH fee comparison once it’s published. For a team doing hundreds of visits a month, this fee line can be bigger than the software price, so ask each vendor what you will really pay.

5. Who should pick which

  • BookingKoala Growing if you want the lowest listed monthly cost and a booking website, and you can get payroll and QuickBooks another way. Confirm in the trial how you’d run payroll.
  • ZenMaid Pro if you want a tool built just for maid services with payroll and GPS tracking listed, and you can live without a working QuickBooks sync for now (it’s “coming soon”).
  • Jobber Connect if QuickBooks Online sync and quotes and invoices matter, and you’re fine with the cost jumping once you pass the 10-user bundle.
  • Housecall Pro MAX if you want the bigger feature list and 8 users in the base price. Past 8 users it’s $35 each. Housecall Pro’s own payroll product has no price on the pricing page.

6. Questions to settle in the trial

  • Add all of your cleaners (and one office manager) and read the monthly total on the plan page or invoice preview.
  • Run one pay period through the payroll or export. Can your payroll provider read it?
  • Have two cleaners clock in with GPS on from a real job site.
  • Connect QuickBooks, or ask the vendor how it works if it isn’t built yet.
  • Ask what changes at your 11th person.

When you outgrow this

Not hands-on and not verified by us. MaidCentral and Launch27 are two other cleaning-business software names that come up for larger maid services. We haven’t used either, haven’t verified their features on this page, and aren’t quoting prices. Launch27’s own home page describes it as maid service software with a 14-day free trial. We couldn’t load MaidCentral’s site this time. Ask both for a demo with your real team size before you rely on anything here.

Once you pass 10 to 15 people, or you add commercial accounts, also look at tools built for janitorial crews. Our Swept guide covers one of them, which prices by location.

Bottom line

At 6 to 10 cleaners, BookingKoala Growing is the lowest listed price ($57/month), ZenMaid Pro grows with each person ($123 to $179 a month for 6 to 10 cleaners), Jobber Connect costs $207 to $258 a month on annual billing, and Housecall Pro MAX costs $299 to $404. Price your real headcount first, then check payroll, GPS clock-in and QuickBooks in a trial, because those three are listed differently on each page. Run a real pay period before you commit.

Before you pay

  • Count every person who needs a login, including office staff.
  • Ask whether texts and card fees are billed on top of the plan.
  • Annual billing is the cheaper price on Jobber and Housecall Pro: ask about refund terms first.

Start a free trial of your top two, with your real cleaners entered.
